Dallas Probate Acquisitions Since 2004

Two Programs.
Every Situation Covered.

Whether you are waiting on a Dallas County judge or stuck in a standoff with co-heirs, we have a program built specifically for your situation. No cookie-cutter offers. No runaround.

The short version: Dallas County probate is slow. Holding an inherited house costs you $800–$2,000 a month while you wait. We built two programs , one to bypass the wait entirely for qualifying estates, one to let individual heirs exit without needing anyone else's signature. Both close in 30–45 days. Both require zero repairs.

The Probate Bypass System™

You may not need to wait for a judge at all.

Dallas County probate can take 6–12 months. But depending on how the estate is structured, Texas law may provide a faster path. Our Probate Bypass System™ identifies qualifying situations where heirs can transfer and sell an inherited property without completing the full probate court process.

This is not a loophole. Texas law specifically provides Small Estate Affidavit pathways for estates under $75,000 and Muniment of Title where there is a valid will and no outstanding unsecured debt. We have built our entire acquisition process around identifying these pathways before you spend another month in holding costs.

  • Works for qualifying estates that have not fully completed probate
  • Eliminates 6–12 months of court waiting for qualifying families
  • We coordinate directly with your estate attorney
  • No repairs, no commissions, no court hearings required
  • Cash at closing in 30–45 days from contract

The Heir Liquidity Program™

Your co-heirs won’t agree. You still have options.

Texas law does not require every heir to agree before you can sell your individual ownership interest. Our Heir Liquidity Program™ purchases your fractional share in a Dallas County inherited property directly , without co-heir cooperation, without a partition lawsuit, and without waiting for anyone else to be ready.

Since September 2021, the Uniform Partition of Heirs Property Act has changed how heir disputes play out in Texas courts. We know this law inside and out , and we built this program specifically to help heirs exit cleanly before an expensive stalemate becomes a court-ordered partition sale.

  • Purchases your individual fractional ownership interest only
  • No co-heir cooperation or signatures required by law
  • Resolves UPHPA stalemates without a partition lawsuit
  • Cash for your share in 30–45 days
  • Texas law specifically permits this transfer
